TUSCANY BOARD MEETING MINUTES 07-12-10
Meeting called to
order at 7pm.
Attending: Janice
Sofia, Camille Koss, Kevin Gessner were present.
A quorum of the board
was declared to be present.
Property Manager was
present.
A motion was made to
wave the reading of the minutes. The motion was made by Kevin Gessner and
seconded by Camille Koss. All in attendance voted to accept
Treasury report was
read by Camille Koss. All in attendance agreed.
Motion was made to
approve the replacement of the pool breaker box and any bad breakers. The
lowest estimate was made by Garrett Rhodes Electrical. The cost is $1,100. A motion was made by
Camille Koss and seconded by Kevin Gessner. All in attendance agreed.
Resident, Rita Merger
asked to use the community room to play Bunco. There will be outsiders in
attendance. This will take place Sept. 11th from 7 – 9.30. The
motion was approved on the condition that the people coming from off the
property car pool. We will revisit this to see if additional use will be
permitted. Motion was made by Camille Koss and seconded by Kevin Gessner. All
in attendance voted to approve.
Reviewed the new
State Law (Code 718-116) this law gives the association the power to take over,
a rented unit, if the owner does not pay their assessment or water bill. Once
all past due funds are collected the renter will pay their rent to the owner.
This law is new and requires the Property Manager to seek additional legal
advice.
We discussed a water leak
in a resident’s detached garage. A motion was made to get an estimate to make
the repair. The motion was made by Camille Koss and seconded by Kevin Gessner.
All in attendance agreed.
Motion was made to
give the House Keeper a 50 cent an hour raise. The motion was made by Camille
Koss and seconded by Kevin Gessner. All agreed.
